• Owner’s accommodation in the beamed attic, consisting of spacious double bedroom, en-suite bathroom, walk-in wardrobe, lounge / seating area and office area with built in library cupboards.

• Dining room in the old wine cellar, with arched stone ceilings, accommodates 16 people.

• There is a separate bar area and small WC.

• Kitchen 1 has fitted cupboards and appliances (dish washer, oven, combination oven / microwave and induction hob). The kitchen has oak worktops and tiled floor and double glass doors leading out onto the kitchen garden and terrace.

• Kitchen 2 has fitted cupboards and stand alone appliances (freezer, fridge, range oven). The worktops are granite and the floors tiled. There is a single glass door into the terrace and kitchen garden.

• Lounge area with typical Aragonese open fireplace, sofas and bench seats.

Exterior space

Located on the edge of a small village of 20 houses, the property has expansive views to the east, south and west. It has ample outside space 1900m2 consisting of lawned garden with terraces and a separate vegetable garden with fruit trees.

The largest terrace directly outside the house is used for summer dining and accommodates 16-18 easily. The other terraces have outdoor furniture and are used for relaxing, sun bathing or evening drinks.

An east facing private terrace, accessed from the kitchen, has a raised stone herb garden, stone built barbecue and food smoker.

There is private parking for six vehicles.

The produce from the well stocked vegetable garden is used in the preparation of meals as much as possible. In addition to bed and breakfast reservations the guesthouse has played host to family and small group gatherings and also a small wedding with marquee in the garden.

There is the potential to expand the current services by offering lunches, and food to non-residents, certainly there is ample space and facilities to do so.

Barn

There is a stone barn attached to the property, which has the potential to be converted into 1-2 apartments or a space for yoga studio or similar.

The barn is in good condition and is currently used as a store room and workshop. It has a new roof and the stone work is good.

Location

The property is located just 19km south of the medieval town of Aínsa (recognised as one of ‘los pueblos más bonitos de españa’).
