Built circa 18th century (with some older beams), it still has lots of original features. A porch area leads into the entrance hall with the original quarry tiled floor and exposed ceiling beams. There is a built in cupboard for coats and shoes, staircase to upstairs and access to the back door.

The living room (3.50 x 4.0m) Turning left from the hallway is the living room with the original gas lamp fitting on the ceiling and a gas coal effect fire in the central brick fireplace.

Kitchen (3.14 x 2.18m) Straight ahead from the hallway is the galley kitchen, again with original quarry tiled floor and exposed ceiling beams. There are plenty of fitted cupboards. The gas hob and fan oven are fitted into a chimney breast and the combi boiler is inside a fitted cupboard. Leading left from the kitchen is the dining area

Dining Area (3.14 x 4m) also has an original gas lamp fitting on the chimney breast and a gas effect log burner. Exposed beams and a wooden floor give this room charm and character. An access door has been cut to allow entrance to the unconverted barn. There is also a doorway into the living room and the partition wall between the two rooms can be removed to allow for a wraparound room instead of two separate rooms.

Unconverted barn area (5.60 x 5.94m) Packed with exposed beams, this area allows for a lot of possibilities. Access is via a doorway from the dining room, a back door or a pair of large floor to ceiling double barn doors opening out to the front of the property.

UPSTAIRS

Large landing area (3 x 1.84m) with wooden flooring and original features.

Bedroom one (3.09 x 3.64m) is accessed via a door on the left from the landing and has plenty of exposed beams and built in mirrored wardrobes. Another original gas lamp fitting is attached to the chimney breast and there is a cast iron fireplace.

Bathroom (3.14 x 2.18m) Good sized room, opposite the stairs with a walk in shower, vanity unit, wc, a roll top bath and a built in cupboard. The bathroom window allows for views over the field to the rear of the property. A door from the bathroom leads to bedrooms two and three.

Bedroom two (3.24 x 3.64m) is currently used as an office. There is an original gas lamp fitting on the chimney breast and a cast iron fireplace. Ducking through a doorway cut in the wall of bedroom two gains access to a third large room / bedroom three.

Bedroom three (3.29 x 5.58m) Converted in the 1980’s, it has a Velux window at one end to maximise the light. There is a vanity unit fitted and lots of exposed beams including some dating from the 16th century. Another doorway leads into an unconverted storage area.

Unconverted storage area (2.26 x 5.58m) This area has a hayloft door at the side that opens out and a trapdoor allowing access between the loft and the barn below. There is also access via a ladder to the large unconverted roof space above the upstairs rooms.

Garden

Wraparound style with access via a gate to the right side of the front. Double gates to the left of the front of the property give access to the onsite parking, which is currently grass (there is a layby opposite the house that is currently used for parking).

Although not a large garden, it has plenty of potential.

Location

The house has fields directly behind and across the road. and is located within walking distance of a golf course and a forest centre. There are also two great pubs nearby.

There is an infant and junior school nearby, and one of Britain's best state secondary schools (Coopers Company & Coborn) is less than a mile away.

A short drive gets you to the M25 and A127 and the town of Upminster with its a wide selection of restaurants, bars, supermarkets and other facilities is a mere 1.5 miles distant. Upminster also has a mainline station which gets you to central London within 30 minutes.
