Unconverted mill house for sale on Orkney

An unconverted historic millhouse for sale on the Orkney island of Egilsay

A characterful, former mill house dating from 1770 which offers an ideal restoration project (stpp) for anyone seeking a laid back way of life. It is set on 1,600sqm of land with more land available if required and is located on the Orkney island of Egilsay

Built in 1770 this is a very historic mill house being one of very few with the remains of a laid down mill wheel. It offers an ideal restoration project for the right couple wanting to escape city life totally and live in a very remote island away from everyone, but with the benefits of good connections to the mainland and services here on the island.

Condition

The walls of the millhouse are sound. The roof was partially removed by the previous owners who sold the roof timbers, which is a pity as the mill was stone tiled. The remaining roof timbers would need probable replacement.

Land

The site is 40 metres by 40 metres but more land is available by separate negotiation.

Vehicular and pedestrian right of access to the site.

Options

The millhouse would make an ideal holiday home or a permanent home to raise children in away from the city where ponies could be kept, vegetables grown, and a quieter way of life obtained without the mad stresses of mainstream living.

It could be used as a studio home for an author or photographer.

Alternatively, it could be used as an investment property or for development. The old mill house could be removed and the land used to build two substantial family homes upon the site.

Planning permission

Planning permission here in the Orkneys is very simple and is not subject to the rigours and silliness of further south as the council welcomes people wanting to rebuild and renovate their properties.

A bigger bonus is that this property is NOT subject to Scottish heritage rules and regulations like so many of these properties are, so an extensions or even replacing the mill house with a new build will pose no problems.

Services

Electricity and water are at hand and would just need connecting to the property. A mobile home can be situated on the site while renovation work goes ahead.

Location

The island of Egilsay has a population of approximately 24 people and is a 20-minute ferry journey from the neighbouring islands of Rousay or Wyre or around an hour from the Mainland (the principal Orkney Island).

Orkney Ferries provide regular sailings to and from the island, seven days a week during the summer (May - September), and every day except Sunday during the Winter months.

Egilsay has a Post Office and a Community Hall, where many events are held, such as the annual Egilsay Summer Dance.
