The barn

The unconverted stone built barn dates from circa 1700. The main part of the barn measures 18.7m x 5.5m plus there's an attached workshop measuring 6.3m x 5.2m.

The barn has planning consent for conversion to a three bedroom dwelling, which was obtained in 1991. Work was commenced in 1996 but not completed and the original consent remains valid. Planners would also be receptive to updating details of the consent.

The current plans show a large, double height living space, open to the roof trusses. At the western end of the barn, adjacent to the road, would be the kitchen with a bedroom on the first floor. At the east end a second bedroom is drawn on a mezzanine floor. The third bedroom would be constructed over the existing carport.

The workshop area, at the east end of the barn, would be converted into a conservatory.

Planning consent requires a wall to be constructed to divide the courtyard between the barn and the farmhouse.

The farmhouse

The four bedroom farmhouse is in good decorative order and provides for immediate family accommodation. There is plenty of space to extend the farmhouse and it also benefits from an unconverted attic space that could provide further bedrooms or a home office etc.

Further outbuildings

The outbuildings along the road side of the court yard could be used / converted for the benefit of either the farmhouse or the barn conversion. There would be sufficient space for a home office, small annex, games room etc.
