Unconverted barn with planning permission in Happisburgh, near Stalham, Norwich

Barn for conversion with planning permission for three bedroom house in the Norfolk village of Happisburgh near Stalham and Norwich

Yeoman barn is offered for sale freehold.

The barn has interior dimensions of some 25 feet by 55 feet, plus the extended bay that enclose the original cart doorway.

The building encloses a single open space. It is sold with part of a line of small flint and brick sheds to the west.

The buildings have planning permission for conversion to a holiday home for 365 day use, making it suitable as an income-earning investment or a second home.

The approved plans would create three bedrooms, two on the ground floor and the third accessed by a stairway to the first floor.

This third master bedroom would be complete with an ensuite shower room with toilet.

The flint and brick extension would house a lobby, cloakroom with toilet and washbasin, plus a separate utility room, as well as a separate bathroom with a third toilet.

The main floor would be open plan to house the kitchen and combined dining/living areas.

The existing roof structure, though 100 years old has a shallow pitch and the plans would allow for this pitch to be increased to 35 degrees. The planners have also agreed to a submission to raise the walls about two feet which should allow for a gallery upstairs and a second bedroom on that floor making four bedrooms in total.

This would be subject to detailed planning permission.

The 60ft by 70ft garden faces onto open fields across which, some 50 yards up the lane, is a public footpath to the village.

There is electricity and mains water to the site. The Barron Lodge Farm complex had a new water treatment unit installed less than two years ago, which has the capacity to handle Yeoman Barn. The buyer would need only to organise and pay for the connection to this facility and to agree to share the annual maintenance costs.

The Yeoman Barn property is also sold with the land for its own private access, plus the right of way and parking on the forecourt.

The village Happisburgh (pronounced Haysbra ) is in a splendid rural location in open farmland, rising to a high point overlooking the sea. The village has a magnificent historic church with an unusually tall tower, which once served as a beacon.

Happisburgh is fortunate in being ten minutes or so from two ancient market towns, Stalham and North Walsham. Both have good parking, an attractive main street and a good range of shops. Stalham has a new Tesco, whilst North Walsham has a newly updated Sainsbury's.

Some of Norfolk finest beaches and open country are within a few minutes drive. The area abounds in delightful villages, country homes, woods and wildlife. Norwich is about 30 minutes way, as are Yarmouth and Cromer.
