Home Information Packs
From the 10th of September 2007, anyone marketing a property in England or Wales with three or more bedrooms, or their representative, has been legally required to prepare a Home Information Pack and make it available to people who you consider to be genuine potential buyers of the property.
Such properties that were marketed prior to the 10th of September (or prior to the 1st of August in the case of four or more bedrooms) do not require a HIP. This exemption will continue as long as marketing continues but the Government may appoint a date at which all properties on the market will be subject to the HIP duties, regardless of when they were first marketed.
From the 14th of December 2007 one or two bedroom properties in England and Wales will also need a Home Information Pack - unless marketing begins prior to that date.
From the 1st of January 2008 every residential property on the market in England and Wales will require a Home Information Pack before it is placed on the market - unless it was first marketed prior to the above dates when there will remain no obligation to provide a HIP.
Unconverted barns are exempt.
