To the rear is a garden with flowerbeds and lawns stretching back to the barn. There is also a gravelled eating area, a large raised patio area 4m x 5m and a large ( 3m x 3m ) wood shed.

The Barn

The barn is a beautiful, 200 year old unconverted barn, formerly on three floors and measures approx 55' x 25' with flint / brick walls at ground level, with cob above to front and rear.

The elm roof timbers are in good condition and there is a wealth of internal beams. Additional old wooden timbers and traditional roof tiles are available with the property.

Outline planning consent has just been granted allowing the barn to be converted to a dwelling or a gite. It is just waiting to be converted to a stunning home.

A special feature of this barn is the large 'walk-in' brick vaulted oven at ground level, originally used as a kiln to fire local terracotta roof tiles, with internal brick chimney to roof.

Amenities (electricity, water, telephone) are close by.

OUTSIDE
The barn is set on a  plot of about 3400m2. So, combined, the whole plot comes to just under half a hectare, or just over an acre. The entire plot is bounded by trees/ hedges with open fields to the rear, to the front, and to one side.

Possibilities

The barn has its own entrance, and is set back from the house. Once restored, the barn and the house could be easily separated, visually, by fencing or a hedge. The house / barn could then be rented out as a 'gîte' or subsequently sold or rented out to full-time tenants.

The barn is also available separately.

Location

The barn is ideally situated in a picturesque, rural village in the 7 Valleys area of the Pas-de-Calais, approximately 30km from Le Touquet, and twenty minutes' drive from both Agincourt and Montreuil-sur-Mer.

The Channel Tunnel and ferry port of Calais are less than an hour away.
