Converted barn in Rawtenstall, M66 within 2 miles allowing quick access to Manchester and M62 Leeds.
The barn sits on a hill which overlooks the valley of Rawtenstall and provides unobstructed views of open countryside.
The barn was converted into a family home in 2001 and has been sympathetically restored using natural stone.
There is driveway parking for 6+ cars and 2.5 acres of land, ideal for ponies. There is a raised decking area in the field that is superb for summer barbecues and relaxing with glasses of wine.
The drive has an unconverted farm building which in the past has had planning permission for a single garage and utility room - this could easily be converted to stables or perhaps a home office.
Inside the property, there is a very modern, light, airy feel to the barn.
The entrance / lobby has a stone floor with steps up to main hall. The lobby has a glass / steel handrail and above this is a glass feature with a stone arch, which is up on the 1st floor.
The hall has doors off to a utility room, cloakroom, storage area and a dining room which can hold a 6 seater dinner table with a 2 seater sofa and storage.
A door from the hallway leads to a sunken lounge with feature windows, (this area was the old milking part of the barn). The room also has a log burning Jotul burner which is extremely efficient and connections for satellite TV.
There is an open plan walk through to the kitchen which has modern units and an oil fired Aga. This room was originally an extension to the main barn and is single storey with a high feature ceiling. When we first converted the barn, swallows used to nest here.
The kitchen has double doors that open to a small triangular garden, this is fantastic in the hot Summer months.
The stairs, with feature square lights, lead to a landing which has the glass feature as mentioned previously, and this looks out onto the lobby.
Off the landing is the main bedroom with shower en-suite and walk-in wardrobe and a juliet balcony.
There are two other bedrooms off the landing and a main bathroom.
The 4th bedroom is downstairs with a doorway off the main lobby and again features a very high ceiling with walk-in storage and access to boiler.
The barn has a living surface area of 1891.8 square feet.
All bathrooms consist of white modern suites.
The barn has electric, mains gas and is supplied by spring water which goes via a UV and water filtration system. The barn's drainage is via a septic tank.
