LOCATION
Lower Farm Barns are located in the village of East Winch, 7 miles South East from King’s Lynn. The Barns are set in a secluded semi-rural location enjoying far reaching views across surrounding open farmland and paddocks.
The A47 is just under a mile away offering easy access to Norwich approx. 45 minutes and the mainline rail links from King’s Lynn into London King’s Cross approx. 1hr 40 mins. East Winch has a local pub, school and RSPCA Wildlife reserve.
The neighboring villages offer a wealth of activities such as water-skiing in Pentney, Trout fishing at the Narborough lakes, sailing, dining and function facilities at Leziate Park Country Club and traditional local village butchers, pubs and post office facilities in the village of Gayton just 3 miles away.
There are miles of farm tracks and bridleways for horse riding and walking right on the doorstep as well as access to Thetford forest and its outdoor facilities. Hunstanton beaches and Sandringham are two other notable attractions within easy reach.
DIRECTIONS
From King’s Lynn, head South East on the A47 towards Norwich. Continue through the village of Middleton, upon entering the village of East Winch the Church can be seen on the right hand side. Take the road signed Church Road to the right immediately after the Church. Continue along this road taking the right fork where the road divides. Further along, the road will become a gravel track and once at the end, turn left where a sign can be seen indicating the premises. The Barns can be seen to the right.
GENERAL DESCRIPTION
Lower Farm Barns are a range of traditional carrstone, flint and brick built Norfolk Barns the first of which is single storey with the latter two having planning for second storey accommodation. Barn 1 retains original forge remains, Barn 2 is of traditional brick under pantile construction and contains many traditional features and Barn 3 retains many traditional features at the gable end. Each barn has garden space and separate garage facilities.
PLANNING PERMISSION
Full Planning Permission was granted on 13th December 2006, Reference No. 06/02637/CU for conversion of all 3 barns to residential use. Plans submitted illustrate:-
