Granary Barn is situated in the
very picturesque village of Elm, on the Cambridgeshire / Norfolk border,

Granary Barn is a 26-roomed listed building of approx. 8,000
square feet, set in the grounds of Elm's oldest house and the building has been
in use right up to the start of the conversion in 2000.
All rooms
throughout the barn have the original roof timbers exposed. Large areas of
brickwork have been left exposed wherever building regulations would allow. All
timberwork and joinery have been manufactured on-site in a fully equipped
workshop by local craftsmen who have been employed for five years, working
solely on this project. All fine details have been carefully thought out and
reproduced to suit the style and age of the building.
The barn is an
absolute showpiece; only by visiting it will you see the sheer size and
appreciate the attention to detail that makes this property truly unique.
GROUND FLOOR
Entrance Hall (approx. 12'6" x 30') On
entering the front doors, you stand in the entrance hall, which houses a
purpose-made, oak dining table with ten chairs. The hall is oak panelled, with
lots of exposed brickwork and original features and also includes a built in
bookcase. An open-plan, oak staircase leads to the first floor.
Snug
Room (approx. 12' x 18') This room leads off the entrance hall and
consists of a piano and comfortable seating. A small hallway leads from the
snug to the family bathroom.
Family Bathroom (7'6" x 13')
This consists of a sunken bath, wrought iron hand basin and WC with
high level cistern.
Games Room (approx. 18' x 29') The games
room is oak panelled, with exposed beams and brickwork and has a facet window.
A full size snooker table takes centre stage.
Wine Room (approx. 6'
x 7') The wine room has a purpose-built wine rack to store 320 bottles,
a built in wine and beer cooler cabinet, plus lots of shelving and storage
space.
Airing Cupboard (4' x 6') This has shelving from
floor to ceiling.
Utility Room (5'6 x 8') This has
purpose-built, hardwood painted units with a timber drainer, belfast sink,
toilet and purpose-built cabinets to hide away the washing machine and tumble
dryer.
The remaining ground floor rooms (as follows) are all situated
around the central, York stone courtyard (30' x 50') with large pond/water
feature.
Kitchen (approx. 19' x 45') This is a room that
must be seen to be believed and opens on to the courtyard. It took two joiners
nearly seven months to manufacture and install. The units are all in hardwood
and have been hand-painted in honeysuckle to compliment the oak panelling which
runs throughout the ground floor. All appliances are as you would expect in a
kitchen of this standard. The cooker is an electric Aga style with an
accompanying finger-touch summer module to match. There is a built-in
microwave, dishwasher, coffee-maker and larder style fridge and freezer. In the
centre of the kitchen stands an island unit (5' x 17') with a solid oak
worktop. This houses a double belfast sink. All other surfaces are in black
granite. The floor is tiled throughout with a raised level in the prep area. At
one end of the kitchen is a purpose-built table, with bench-style seating - all
made to match the kitchen. At the other end is another seating area in front of
an inglenook style fireplace, which houses a double sided wood-burning stove.
Winter Lounge (19' x 22') The inglenook fireplace separates
this room from the kitchen and there is oak flooring and panelling throughout.
A glass panelled wall separates this room from the swimming pool.
Indoor Swimming Pool and Gym area (25'6 x 52') This area opens on to
the courtyard. It includes a purpose-built sauna which seats eight people and a
pool changing room with WC, hand basin and shower. The pool (28' x 16') has a
depth of 4'-7'.
Garden Room (18' x 26') The floor is tiled
throughout and opens on to the courtyard and the patio of the rear walled
garden.
Rear walled Garden (approx. 50' x 70') This has a
large York stoned patio and grass with mature trees.
Study / 5th
Bedroom (14' x 16') This has a glass-panelled wall with a view of the
courtyard.

formerly a pigeon loft, with a double ended, free-standing bath, wrought iron
