Unconverted Barn In Ludlow Shropshire

A Grade II listed range of unconverted barns with planning permission for conversion to a luxury five bedroom home with flexible accommodation. The barn is located in an Area of Outstanding Natural Beauty near the Shropshire town of Ludlow
SOLD

The Red Barn offers a rare opportunity to purchase a huge Grade II Listed Barn in Shropshire.

The barn has far reaching views towards Wenlock Edge, and the Clee Hills Area of Outstanding Natural Beauty.

The barn

The Red Barn is a range of traditional agricultural buildings, comprising of a single-storey stone-built byre adjoining a two-storey hay loft creating an L-shaped layout.

Like the nearby farmhouse, the barn complex was constructed in the 18th and 19th centuries from coursed stone rubble and brick under a slate roof.

Planning permission

The barn has full planning consent to convert to a luxury five bedroom family home with over 3,260 ft2 (300m2) of living space, with its own access and curtilage. The ground floor accommodation is flexible with scope for a granny flat / independent living.

Under the current planning approval, the property is configured as follows:-

GROUND FLOOR

Entering from the front of the property (north west elevation), a spacious hall gives on to a dining room, a large living room to the right and a study to the left. There is access from both the living room and dining room through double French windows to the rear courtyard and garden.

Moving into the stone-built section of the building, an inner passageway leads to a utility room and w.c., and then to a spacious kitchen / breakfast area, again with access to the central courtyard via a range of folding glass doors.

The breakfast area leads through to a family room, with shower room / w.c. beyond, and finally a downstairs bedroom. If required, this arrangement offers the additional flexibility of providing an independent living space comprising private sitting room, bathroom and bedroom.

FIRST FLOOR

From the entrance hall a staircase leads to a landing and corridor giving access to the master bedroom and en suite, three further double bedrooms and a family bathroom.

Land

Access to the Red Barn is via a private driveway from the lane running north east towards St Margaret’s church, and on to Ditton Priors.

The plot includes all the land to the north of the driveway, with access to the rear of the property (south east side of the buildings) giving on to an open courtyard space (currently roofed over) with unrestricted views across to the Clee Hills to the south east and the Iron Age hill fort of Nordy Bank to the south west.

There is also an option to lease up to ten acres (4.5ha) of adjacent grazing land.

Location

The barn is set in the small hamlet of Abdon which was recorded in the Domesday book. The town of Ludlow, 10 miles to the south west has all of the everyday facilities you would expect, as well as being renowned for its Listed buildings, a Michelin starred restaurant, and vibrant annual festivals.
