Unconverted steading with full planning permission near the Scottish / English border

A registered smallholding located near Hawick in the Scottish Borders with an unconverted stone built steading which has full planning permission for conversion into a four bedroom dwelling

Six miles north of the Scottish Border at Carter Bar, this unconverted steading offers an excellent opportunity to create your dream home. It is ideally positioned on good road links to Edinburgh, Newcastle and Carlisle, providing an easy commute to each city.

The steading

The property comprises an L-shaped collection of stone buildings and has an enclosed courtyard. The two storey adjoining barn is of wooden construction under a slate roof.

Detailed planning permission for a single single residential dwelling has been granted by Scottish Borders Council. The approved design has four bedrooms with three bathrooms on two floors with a full height living room, and large glazed areas to maximise natural lighting and capitalise on the surrounding countryside.

Considerable design work towards the building warrant was completed on behalf of the current owner, with an emphasis on a low carbon footprint. However he became ill and had to stop the project, hence the reason for sale. (Should the buyer wish to continue with the current design, works to date could be negotiated in the sale price.)

It would make a fantastic family home and additionally be able to provide a garage, workshop and office.

The land

The plot enjoys stunning views to the north looking up to the nearby village of Chesters, and south towards the Cheviots. It has a footprint of approximately 2,400sqm, and is a registered smallholding with an associated CPH number.

Services

The steading is set at the end of the track leading up to the farm house (track due to be upgraded by the current farmhouse owners), and has water and electricity on site, but would require a septic tank.

Location

Dykeraw is located in a rural, yet not isolated setting, being approximately 2/3 miles from A6088, close to the small hamlet of Chesters which is well located for the A68.

The Village Hall in Chesters hosts a variety of activities many of which are suitable for children. Regular functions include fortnightly film nights, a book club, a model railway club and ladies keep fit. The hall can be hired for parties, receptions, workshops and other events.

The neighbouring towns of Jedburgh and Hawick both offer good local shopping facilities, and leisure centres; Hawick also has a cinema.

Hobkirk is the local Primary School in Bonchester Bridge (4 miles,) and Secondary Schools are located in Jedburgh (14 miles) and Hawick (15 miles). The council provides transport to all three schools.
