The location is what sets the barn apart from the
many we viewed before we bought it seven years ago - well away from any
disturbance from immediate neighbours, yet within an easy four minute walk from
the shops, post office and fine inns of the pretty village of Burwash, complete
with doctor's surgery and primary school.
Set in the rolling Sussex
hills, Burwash lies around twenty minutes from Tunbridge Wells and Battle, and
is home to The National Trust's "Bateman's", the former residence of Rudyard
Kipling.
The village is only three miles from Etchingham Station, which
offers fast train services to London in just over the hour.
Within easy
reach of Burwash lie the acclaimed golf courses of Dale Hill and the East
Sussex National, as well as the beautiful Bewl Water reservoir.
Originally converted eight years ago, the barn occupies an enviable
location overlooking its own young orchard on the fringe of the village, with
panoramic views across the beautiful Rother Valley. To maximise the views, the
upstairs of the property features the main lounge area, accessed via a
mezzanine gallery in the triple-height hallway, complete with antique-style
chandelier overlooking the stunning floor-to-ceiling window.
Also on
the upper floor, overlooking a cottage-style garden border, is the vaulted main
bedroom featuring exposed beams, complete with en-suite bathroom and extensive
built-in wardrobes.
Downstairs is another double bedroom with en-suite
facilities, a cloakroom and two generously sized single bedrooms, both with
built-in wardrobes and vaulted ceilings with exposed beams. These are served by
a separate family bathroom.
Set off the lower level of the hallway is a
large dining/family sitting area, again with exposed beams. This in turn leads
to the seven metre double height kitchen and breakfast room, complete with
beech work surfaces, French country-style sink, attractive exposed brickwork
and a stunning original roof beam.
A utility room with sink houses the
gas boiler, which feeds the radiator central heating system. Unusually for
properties in this kind of location, the barn enjoys access to mains gas
services. For peace of mind, the property also has a built-in smoke detector
system and a house alarm.
For homeworkers, the barn has broadband and a second telephone line.
The property is accessed
via a long private driveway leading from the high street, shared with one other
property, the original farmhouse, which lies some 60 metres below the barn.
The double garage features clay roof tiles and black weatherboarding in
the style of the barn.
Apart from the cottage garden area to the front
of the property, the garden is laid mainly to grass. Gates lead from the garden
into our young orchard, and to the east of the barn, into the main paddock
area. This includes a large number of impressive trees, including large oaks,
and also features a natural spring, which in turn gravity feeds a garden water
butt.
The barn now comes complete with planning permission for a two storey extension, providing a garden room with the option of a fifth bedroom above.
