Hafod Y Bwch, Wrexham Road, Rhostyllen, Wrexham.
LL14 4DR.
Hafod y Bwch Hall, a grade II star listed building is
situated between the A483 and the B5605 approximately four miles or so from
Wrexham and is approached (off the B5605) via a long tree lined drive. The
earliest phase of the hall dates from the medieval period.
The earliest of the
outbuildings is the old barn, dating from the late 17th Century. It is
constructed with a timber frame having five bays with brick nogging - post
truss towards the northern end of the barn whilst one of the central trusses
uses an elaborately stop-chamfered re-used tie-beam. There is a regular pattern
of loft entries on the eastern elevation together with a doorway on the western
side to indicate a threshing bay.
This barn is Grade II listed and all
of the other buildings fall under the same listing designation. The remaining
buildings are constructed of brick under slate roofs, supported by rows of
timber trusses. These additional buildings comprise two former sheds, to which
the barn is attached. These sheds are single-storey, having a two-storey corner
intersection.
There is also a later separate building constructed of
brick and slate also falling under the same listing designation.
The
vendors have gained detailed planning consent and listed building consent for
the refurbishment of all the outbuildings / barns into six dwellings for
residential use.
There are structural engineers' reports for all of the
buildings. Also obtained are architectural plans indicating floor layouts
together with elevation drawings. Copies of these are available from the Agents
on request.
