Located in a small hamlet (three other households) in the commune of Cherves-Châtelars, near Montemboeuf and Chasseneuil in Charente. The Haute Charente Lakes are 5-10 minutes drive away. Angoulème is about 40 km and Limoges is about 60km.

This is a leafy area of loosely rolling hills with deciduous trees and open fields and a real feeling of being tucked away in deep countryside. There are lovely walks immediately from the hamlet down leafy lanes and across streams, ideal for children and dog owners. Good shopping facilities can be found at Chasseneuil (10km) and Roumazière-Loubert (9km). There is an excellent baker, bar/restaurant, petrol pump, post office and hairdresser in the village nearby (1.5 km). The hamlet is visited twice a week by the local baker from Cherves Châtelars. The butcher and grocer also call weekly.

The barn, which has recently had a new roof, offers potential as a holiday cottage or as a permanent home or long-term let. Outline planning permission (Certificat d'urbanisme) has been granted. It would lend itself to a galleried upper floor and boasts a manger that could be incorporated as an unusual room divider.

There is space for a generous parking place in front and additional parking could be accommodated in the garden at the rear (access via chemin to the left of the building).

There is the possibility of renting a cottage within the hamlet while renovation work is being undertaken.

Electricity and water are in the road in front of the property. The garden is more than large enough to support the tank and sand filter required for sanitation.
